Frequently Asked Questions

Find answers to common questions about our leak detection and repair services.

Pool Leak Detection

How do I know if my pool has a leak?

Common indicators include water level dropping more than ¼ to ½ inch per day, visible cracks, wet spots around the deck or landscaping, air bubbles in the return lines, increased chemical usage, and difficulty maintaining water levels. We use acoustic listening equipment and pressure testing to confirm whether you actually have a leak.

How does professional pool leak detection work?

Our diagnostic process starts with a visual inspection of the pool structure and equipment, followed by pressure testing of the plumbing lines, isolation of suction and return systems, acoustic underwater listening, and underground pipe tracing if needed. Each step narrows in on the leak so we can pinpoint it accurately before any repair work begins.

Do you service all types of pools?

Yes. We work on gunite and concrete pools, fiberglass, vinyl liner, saltwater and chlorine systems, spas and hot tubs, infinity-edge pools, beach-entry pools, decorative water features, and commercial facilities.

Can you detect leaks under concrete decks or pavers?

Yes. Using acoustic detection and underground pipe tracing, we can locate leaks beneath concrete decks, pavers, landscaping, and soil — without unnecessary digging or demolition.

Do you perform pool repairs as well?

Yes. We handle structural crack stabilization, epoxy crack sealing, hydraulic cement repairs, and waterproofing around fittings. Because we do both detection and repair, the fix always addresses the actual source we identified.

Residential Leak Detection

What is a slab leak?

A slab leak occurs when plumbing lines beneath a concrete foundation develop a leak. Common signs include warm or damp spots on the floor, increased water bills, cracks in the floor, mold or moisture odors, and low water pressure.

How do you detect slab leaks without tearing up the floor?

We use acoustic listening equipment, pressure testing, line isolation, and moisture detection tools to identify the probable leak location before any concrete is touched. The goal is to confirm the exact spot first so access can be limited and targeted.

Will my entire floor need to be removed?

Generally, no. Because of pinpoint detection, access is limited to the confirmed leak location, which keeps disruption and restoration costs to a minimum.

Can you provide documentation for insurance claims?

Yes. We provide documentation outlining the confirmed leak location, the testing methods we used, our findings, and our recommendations — everything an insurance carrier typically requests.

Do you repair drywall and flooring after access?

Yes. We provide patch-back and surface restoration related to leak access, including drywall repair and concrete restoration, so you don't have to coordinate a separate trade after the leak is fixed.

Commercial Leak Detection

Do you work with property managers and facility teams?

Yes. We routinely coordinate with property managers, engineers, maintenance supervisors, general contractors, and HOA boards to plan, document, and execute leak detection on commercial properties.

Can you locate leaks under parking lots or large slabs?

Yes. Using acoustic pipe tracing and pressure testing, we can locate leaks beneath commercial slabs, parking structures, hardscape areas, and undocumented plumbing routes.

Do you offer diagnostic-only services?

Yes. Some commercial clients only need a confirmed leak location and choose to handle the repair internally or through their existing trades. Others prefer we manage the full repair execution. We support both.

How quickly can you respond to commercial properties?

Response times depend on current scheduling, but we prioritize timely evaluation for active facilities where downtime or water loss has financial impact. Call us directly for fastest scheduling.

General Contracting

Are you a licensed general contractor in Florida?

Yes. Sawgrass Construction Solutions Leak Detection operates as a licensed general contractor in Florida, which lets us properly manage structural access, concrete repair, and restoration as part of the same project — not just point at the leak and hand it off.

Why does general contracting matter for leak detection?

Improper concrete cutting or structural repair can create bigger problems than the leak itself. Our construction experience ensures the access plan, the repair, and the restoration are all done responsibly and to code.

Do you coordinate with other licensed trades?

Yes. Depending on the scope, we coordinate with licensed plumbers or specialty contractors so the right trade handles the right portion of the work.

Process & Pricing

How much does leak detection cost?

Pricing depends on property type, pool size or plumbing complexity, accessibility, and the scope of testing required. We provide a clear estimate upfront — no surprise charges.

How long does a leak detection appointment take?

Most residential or pool evaluations take several hours. Commercial evaluations vary based on property size and complexity. We take the time needed to be thorough rather than rushing to a guess.

What areas do you serve?

We serve Ponte Vedra, Jacksonville, Jacksonville Beach, Atlantic Beach, St. Augustine, Nocatee, and surrounding Northeast Florida communities across Duval, St Johns, and Clay counties.

What happens after the leak is found?

We walk you through the findings, outline your repair options, provide a clear execution plan, and coordinate scheduling. The decision on how to proceed is always yours.

What if no leak is found?

If our testing indicates that water loss is the result of evaporation or another non-leak cause, we explain the findings clearly and document what we tested. You leave with a confirmed answer rather than a guess.
